When Liva Group set out to build their new Dubai office, their main concern wasn’t just aesthetics. It was trust. The project involved a 4,000 sqft office in shell and core condition, inside the prestigious One Za’abeel Tower. The client wanted a space that felt polished and welcoming. It had to deliver on the quality shown in the 3D renders, without letting the budget spiral. Most importantly, it needed to be finished quickly and correctly.

Scope of work

  • A modern open-plan layout with two meeting rooms, a majlis-style lounge, and flexible drop-in workspaces
  • A pantry wall with a striking world map installation
  • A feature Liva logo, placed with precision at the lounge entrance
  • Bespoke furniture, crafted to specification and met with wide praise at handover

Despite having client stakeholders in multiple locations, including Dubai, Oman, and Australia, the contractor managed to coordinate design decisions and material approvals efficiently. Every item was signed off in time, and the office was delivered ahead of the agreed schedule.

This project was more than a fit-out. It was about restoring confidence. The client had been let down before. This time, they were promised it would be different. And it was.

At handover, the client was thrilled with both the look and the detail of the finishes. Even with tight budget parameters, the contractor was able to value-engineer savings of AED 54,000 without compromising on quality or delivery.
